Financial Analyst - Brickstone Partners
Location: Franklin, TN (Hybrid)
Compensation: $80k/yr - 130k/yr + Bonus
Brickstone Partners is hiring an Investment Analyst to support acquisitions, underwriting, and asset-level financial analysis for our growing real estate private equity platform. This role is ideal for candidates with 2-4+ years of multifamily value-add underwriting experience and strong Excel modeling skills. You will work directly with senior leadership and play a key role in evaluating new investments and supporting ongoing portfolio performance.
Responsibilities
• Underwrite multifamily value-add and student housing opportunities using detailed Excel-based financial models.
• Analyze rent comps, renovation premiums, operating expenses, and market fundamentals.
• Prepare investment memos and support internal decision-making.
• Conduct due diligence, including lease audits, financial reviews, and third-party report coordination.
• Update operating models with actual performance data and assist with reforecasting.
• Track property-level KPIs and support asset management initiatives.
• Research business-friendly markets, tax environments, and permitting timelines to inform investment strategy.
Qualifications
Required:
• 2-4+ years of experience in real estate private equity, multifamily acquisitions, or institutional underwriting.
• Strong Excel modeling skills (cash flow modeling, IRR/MOIC analysis, sensitivities).
• Experience underwriting multifamily value-add or student housing assets.
• Ability to analyze markets, financial statements, and operating assumptions.
• Bachelor's degree in Finance, Real Estate, Economics, or related field.
Preferred:
• Experience in Sunbelt, Southeast, or other business-friendly markets.
• Familiarity with CoStar, RealPage, Yardi, or similar tools.
• Exposure to operating modeling and asset management workflows.

Compensation & Work Environment
Base salary: $80,000-$130,000, depending on experience.
Bonus: Annual performance-based bonus. Health Benefits, PTO
Hybrid; must be local to the Franklin, TN office.
Travel: Required for acquisition-related activities.
