Airbnb Co-Host / Short-Term Rental Operations Manager (Performance-Based) Location: Philadelphia, PA (1711 Edgley St – on-site + remote) Compensation: Performance-based profit share (25% of net profit) Pay Structure: Bi-weekly payouts Property Type: Multi-unit Airbnb (Upstairs & Downstairs units) About the Role We are seeking a high-performing Airbnb Co-Host / Short-Term Rental Operator to manage the day-to-day operations of a two-unit Airbnb property in Philadelphia (Near Temple). This is not a passive role. This role is for someone who understands Airbnb at an operational level and knows how to drive five-star reviews, strong occupancy, and disciplined execution. This position is performance-based. Compensation is tied directly to results. Key Performance Expectations This role is measured by outcomes, not effort. You will be held accountable to the following KPIs: • Maintain a minimum 4.7+ average guest rating • Achieve 70%+ monthly occupancy • Maintain pricing standards: • Upstairs Unit: $195 minimum average nightly rate • Downstairs Unit: $85 minimum average nightly rate • Enforce a 2-night minimum stay • Respond promptly and professionally to guest messages Failure to meet KPIs may result in termination. Responsibilities • Manage day-to-day Airbnb operations • Coordinate and schedule professional cleaners (via group text; owner pays) • Ensure all guest essentials are stocked and tracked • Maintain five-star presentation and readiness standards • Optimize Airbnb listings (titles, photos, amenities, pricing awareness) • Monitor guest feedback and resolve issues proactively • Communicate clearly, consistently, and professionally with guests • Participate in bi-weekly financial and performance check-ins Compensation • 25% of net profit (after operating expenses) • Paid bi-weekly • Typical monthly earnings are performance-dependent and discussed transparently during onboarding This role is ideal for someone who prefers ownership-style compensation rather than hourly pay.
